It’s a Seller’s Market but not all homes will sell…

Real Estate in Flower Mound is looking good!The tables have turned and that is good news for sellers and no one is benefiting more than Flower Mound sellers.  After years of luring buyers with updates in every way, sellers delight in the frenzy of the recent market.

The Flower Mound housing market has been friendly to sellers for over a year now and the Bridlewood  and Wellington markets are even better. For homes under $500,000, some updates that were required just a couple of years ago no longer make it on the “reasons we didn’t buy the house” list.  Updates like removing brass door knobs and brass adorned bathroom faucets in homes that price in the $300’s are no longer the norm, which is good news for sellers.

So why is it that some homes stay on the market well past the time others are sold?  In our experience, it can best be attributed to a combination of pricing and marketing condition.  When a home doesn’t sell, the market is rejecting the home at that price.  If a seller is asking for a premium price in this market, the marketing condition of the home must also be at a premium.  This is not a market where “even the dog house sells for a high price” so don’t be fooled when I say you may not need to do updates.

Clean and well-staged homes will show best and the market will respond with multiple offers usually within the first 3-7 days on the market.  This is your best chance of selling.  Unfortunately some sellers are not educated by their agents and they assume that with a seller’s market, ANY home will sell at any price or in any condition.  This is simply not true as the market still looks for the value in a home so the most successful agents will know this and educate the seller to attract the best buyer with the best offer.
